Normal Contractual Procedures

1. SSP offers a free no obligation investment owner consultation.

2. An SSP manager must view property to access it's physical condition.

3. SSP requires all necessary financials pertaining to property for review.

4. Management contract to be drawn up based on our findings.

5. Once all parties agree to terms of contract, management shall commence on specified date.

Rent Collection

All truly successful rental communities have high rates of collections and little or no delinquency. As a landlord, we must insist that rent be paid on time for it is a basic requirement of the landlord-tenant relationship. Poor collections invariably lead to a multitude of problems that eventually result in the failure of a rental community.

1. Checks or money orders must always be made out to to the name Seven Sigma Properties, LLC. NO EXCEPTIONS. Mailed to PO Box  153 Aurora OH 44202

2. FOR THE SAFETY OF OUR STAFF, WE DO NOT UNDER ANY CIRCUMSTANCE ACCEPT CASH AT ANY OF OUR PROPERTIES. YOUR COOPERATION IS APPRECIATED.

3. Third party checks, i.e., checks written to a resident, are not applicable for any reason.

4. Rents not paid on the first of the month are delinquent. All lease agreements stipulate that rent payments are due and payable by the the first day of the month.

5. Residents who have not paid their rent. If residents have not paid their rent by the close of business on the fifth calendar day of the month, they will have late fee's posted to their accounts. On the sixth day of the month, all residents who have not paid their rent will have Three Day Notices personally served upon their rental unit by SSP personal.

Normal Procedures for new move ins and transfers

1. Check prospective tenant's background and references by running the application and background/credit check.

2. Complete a verification of employment.

3. Make sure prospective tenant's income is three times the amount of the monthly rent.

4. Fill out all appropriate forms such as application, background/credit check and collect copy of Drivers License/ State I.D. as well as 30 days of most recent pay stubs.

5. Forward all of the above information to the application processing center for approval.

6. Collect all security deposits and first months rent and sign lease.

7. Make sure prospective tenant has put all applicable utilities into his or her name.

8. Issue keys.
